What is the No Build Fee Offer 2026?
The No Build Fee Offer 2026 is a Charnette® Labs offer for new business clients: there is no build fee for a standard website with matching iOS and Android apps. You take 12 months’ Hosting & Care, paid upfront, at £1,188 + VAT where applicable (£99 a month), and agree to a named case study and a testimonial after launch. Standard builds only, and usage limits apply. The offer is limited to the first 25 clients who sign an order form, or ends at 23:59 GMT on 31 December 2026, whichever comes first.
Is the website free?
There is no build fee for a standard website and apps until 31 December 2026, or until the first 25 clients have signed, whichever comes first. It isn’t free: 12 months’ Hosting & Care is paid upfront, £1,188 + VAT where applicable, invoiced when you sign the order form and due within 14 days. After the first year, Hosting & Care continues month to month at £99 + VAT where applicable, with 30 days’ notice to end. Apple and Google developer fees, domain fees and work outside a standard build are paid separately.
Can I get a free website for my tour company, safari lodge or hotel?
There is no build fee for a standard website and apps until 31 December 2026, or until the first 25 clients have signed, whichever comes first. It isn’t free: 12 months’ Hosting & Care is paid upfront, £1,188 + VAT where applicable (£99 a month). Tour operators, safari lodges, hotels, DMCs, travel agencies, tourist boards and associations can qualify if they are new business clients and the work fits a standard build: one business, one brand, one website and one pair of apps. A named case study and a testimonial after launch are conditions of the offer, and usage limits apply.
What do I pay, and when?
£1,188 + VAT where applicable for the first 12 months of Hosting & Care (£99 a month), invoiced on the day you sign the order form and due within 14 days by bank transfer. Build work starts once that payment has cleared. The 12 months run from launch, or from 90 days after we first ask for your materials if the launch is delayed on your side. After the first year, Hosting & Care continues month to month at £99 + VAT where applicable, and either side can end it with 30 days’ notice. The £99 fee and the usage limits are held for 24 months from launch.
Who qualifies for the offer?
New business clients: a company, partnership, sole trader, association, tourist board or other organisation, in any country, that has not paid for or received website, app, hosting or care services from Charnette® Labs in the 12 months before signing. A RepBud subscription does not count against you, but a business in the same group as an existing Charnette® Labs client does not qualify. One order per business or group, and the offer is not open to consumers. The work has to fit a standard build, and the offer is limited to the first 25 clients who sign an order form or 31 December 2026, whichever comes first.
What counts as a standard build?
One business and one brand, with one website on one primary domain, one iOS app (iPhone and iPad) and one Android app. The website includes up to 18 page templates and up to 100 pages at launch, migration of up to 30 existing pages if you are redesigning, one language, enquiry forms sending to up to 3 email addresses, a news or blog section, listings for up to 8 itineraries, tours, rooms or products, up to 2 properties or locations, an admin dashboard and an AI chatbot. The apps present your website content, with push notifications. Redesigning a site you already have counts the same as a new build. Trade portals, booking engine or reservation system integrations, online payments, multi-brand platforms, app log-ins or bookings, translation and photography are outside the standard build and quoted separately.
When does the offer end, and what does “first 25 clients” mean?
The offer ends at 23:59 GMT on 31 December 2026, or earlier when we receive the 25th signed order form, whichever comes first. Clients are counted in the order we receive their signed order forms, by date and time, not by the date we countersign. If the 25 places go early, the offer page says so the same working day. Only the order has to be signed by the deadline: the design, build and launch can take place in 2027. The deadline will not be extended.
Is there an exit fee?
No. Once the first 12 months of Hosting & Care are paid, the build fee is waived in full, and nothing becomes payable towards the build if Hosting & Care later ends, for any reason. After the first year you can end Hosting & Care with 30 days’ notice. You can cancel within 14 days of signing, with a full refund, if design work has not started. Once design work has started, the first-year payment is not refundable, except in the cases the terms set out, such as our material breach.
Who owns the website and apps?
You do, once the first 12 months of Hosting & Care are paid in full and the site has launched. Your domain stays registered in your own account, and your content and data stay yours throughout. The apps are published under your own Apple and Google developer accounts. Our reusable platform code stays ours, and you receive a perpetual licence to use it as part of your website and apps. If Hosting & Care ends, we hand over the source code, database export, media files and settings within 15 working days.
What are the usage limits?
Hosting & Care includes, each calendar month: 400 AI chatbot messages, 150 AI writing assists, 8 push notification campaigns, up to 500 transactional emails, 50 GB of website data transfer and 1 hour of changes made by us. It also includes 10 GB of media storage, a database of up to 1 GB, 5 admin users, over-the-air updates for up to 1,000 app users a month and 4 native app store releases a year. We email you when a feature reaches 80% of its limit. At the limit, the feature pauses until the next month unless you have opted in to paid add-ons. Care time beyond the hour is £75 an hour + VAT where applicable, agreed before the work starts. Limits are not reduced for 24 months from launch.
Do businesses outside the UK pay VAT, and which currencies can I pay in?
Businesses outside the UK are generally not charged UK VAT, provided you give us a VAT or tax registration number or other evidence that you are in business; you account for any tax due in your own country. UK businesses pay VAT at 20%, so the first year is £1,188 + £237.60 VAT = £1,425.60. We invoice in GBP, EUR, USD or ZAR, converted from the sterling price at the exchange rate on the invoice date. Payment is by bank transfer, and bank transfer charges are yours.
Who pays the Apple and Google developer fees?
You do, directly to Apple and Google: Apple’s developer membership is currently US$99 a year and Google Play’s registration is a one-off US$25. Neither is included in Hosting & Care. Your apps are published under your own developer accounts, in your business’s name; we guide you through enrolment and handle the setup, submission and store listings. Apple and Google decide whether to approve an app, and we include up to 3 resubmissions per release. Any commission they take on in-app sales is also yours.
Can I add RepBud First Class?
Yes, as an option. With the offer you can add RepBud First Class for one nominated RepBud account for 12 months at the RepBud Business Class annual price, £759 + VAT where applicable. It is added to the first-year invoice and paid by bank transfer, not through the App Store or Google Play. At the end of the 12 months the account holder chooses a paid RepBud plan at the price then current, or the account moves to RepBud Economy. RepBud is Charnette Ltd’s own product, and its terms of service apply to the account.

You sign the order form, we countersign within 5 working days, and we invoice the first year. Build work starts once payment clears; our target is to start design within 30 working days of payment and your materials, and to launch within 12 weeks of starting. Places are counted from the date we receive your signed order form, so the order form, not the first conversation, holds a place.
